Filing a RERA complaint against a builder for a Kanpur project is a straightforward, predominantly online process, and it is one of the most effective remedies available to homebuyers given UP RERA's increasingly strong enforcement record. The first step is to verify that your project is registered with UP RERA on www.up-rera.in. Every real estate project in UP with a land area over 500 square metres or more than 8 apartments must be RERA-registered before the builder can sell any unit. If your project is registered, you will find its RERA number, the registered possession date, approved plans, and the builder's quarterly compliance reports on the portal. If the project is not registered but should have been, that itself is a violation you can report.

There are two types of complaints with different purposes. A Form M complaint to the RERA Authority (filed under Section 31 of the RERA Act) is used for violations of the Act itself — delayed possession, deviation from the approved plan, failure to maintain a separate escrow account, or any departure from the registered agreement terms. A Form N complaint to the RERA Adjudicating Officer is used to claim monetary compensation for loss or damage caused by the builder's breach — under Sections 12, 14, 18, and 19 of the Act — and is the route for claiming delay interest. Both are filed online through the UP RERA portal, and the filing fee is ₹1,000 for each complaint. The RERA Authority hears the matter, directs the parties, and passes orders — which can include restoration of the allotment, direction for possession, refund with interest, or penalty on the builder. Appeals against RERA orders go to the UP Real Estate Appellate Tribunal (REAT) and thereafter to the Allahabad High Court.

Before filing, assemble your complete documentation: the allotment letter, the registered agreement for sale, every payment receipt with date, the RERA-registered possession date from the agreement, all correspondence with the builder about delays or other issues, and any written notice you have already sent to the builder.
