Property fraud involving forged documents is a serious problem that the law treats severely, and you must act on multiple fronts simultaneously — because delay consolidates the fraudster's position and may allow the property to pass to an innocent third-party buyer whose protected status significantly complicates your recovery.

On the criminal front, file an FIR with the Vadodara Police Commissionerate immediately at the police station with jurisdiction over the property. The relevant BNS offences are: forgery of a document (Sections 336–340 BNS, replacing Sections 463–471 IPC); cheating (Section 318 BNS, replacing Section 420 IPC); and using a forged document as genuine (Section 340 BNS, replacing Section 471 IPC). Simultaneously, notify the Sub-Registrar's office in Vadodara where the forged deed was registered — the Registering Officer has power to impound a document suspected of being forged under Section 74 of the Registration Act 1908 and to refer the matter to the Collector. The Inspector General of Registration, Gujarat can be approached if the Sub-Registrar does not act.

On the civil front, file a suit for cancellation of the fraudulent sale deed under Section 31 of the Specific Relief Act 1963, seeking a declaration that the document is void and your title is unaffected. File simultaneously for an interim injunction restraining any further transfer of the property while the suit is pending — this is the most urgent civil step, because forged-document fraud in Vadodara often involves a rapid chain of re-sales designed to create innocent purchasers. Stopping that chain with an early injunction is critical. Preserve every document from your transaction — your sale deed, all payment records, the seller's documents as provided to you, and any due diligence correspondence.
